How to book
Bookings are made at the prices indicated in the price list available on the property page (the property that you intend to book) visible on website www.booksorrentovillas.com . The prices are expressed in the Euro currency. The conditions of the BOOK SORRENTO VILLAS are those written down on the present contract.
2) WHERE AND HOW TO BOOK
a. Bookings can be made by the holiday-maker, sending an email at firstname.lastname@example.org or calling the telephone numbers indicated on the web site www.booksorrentovillas.com .
b. As soon as the holiday-maker receives the written booking from BOOK SORRENTO VILLAS, he/she must pay a deposit of 20% of the total letting price.
c. Booking is made definitive only after the deposit payment.
d. The balance of 80% of the total letting price must be paid from the holiday-maker not later than 60 (sixty) days before the arrival of the holiday-maker himself on the property that he booked. Only then BOOK SORRENTO VILLAS will send to the holiday-maker the rental voucher (property address, how and where to arrive, telephone number of the contact person, etc).
e. If the payment of the remaining balance is not received from BOOK SORRENTO VILLAS on this deadline (60 sixty days before the arrival of the holiday-maker himself on the property that he booked), the booking is subject to cancellation without further notice from BOOK SORRENTO VILLAS.
f. PLEASE NOTE: for bookings made less than 60 (sixty) days before the arrival on the property, the holiday-maker must pay immediately the whole amount.
3) HOW TO PAY
The payment, of the account of 20% and of the balance of 80%, is requested in the Euro currency and can be made in the following ways:

4) CANCELLATION AND PENALTY CLAUSE
In the event of cancellation, by the holiday-maker, of booking confirmed, even if is substituted by another one, the following penalties must be paid:
- If the cancellation is made after the payment of the deposit of 20% of the letting price, this amount will not be returned by BOOK SORRENTO VILLAS to the holiday-maker.
- If the cancellation is made from the day of payment of balance until 31 (thirty-first) days before the start of letting period, BOOK SORRENTO VILLAS will return to the holiday-maker the 50% of the letting price.
- If the cancellation is made from the day of payment of balance until 30 (thirtieth) days before the start of letting period, BOOK SORRENTO VILLAS will return to the holiday-maker the 20% of the letting price.
- If the cancellation is made less than 15 days (fifteen) before the start of letting period, BOOK SORRENTO VILLAS will not return to the holiday-maker any amount.
PLEASE NOTE: Cancellations should be notified by email at email@example.com or by fax at +39.081.87.72.921 and will be countersigned by BOOK SORRENTO VILLAS and send back to you to confirm that we are aware of the cancellation.
5) THE RENTAL RESCHEDULING INSURANCE
If the holiday-maker, for any reason, decide or must cancel the reservation, BOOK SORRENTO VILLAS offers the possibility to purchase, with an extra cost, an rental rescheduling insurance. The rental rescheduling insurance should be carried out at the time of booking.

6) MINIMUM LETTING PERIOD
The minimum letting period is generally one week, from Saturday till Saturday. In particular cases (where specified in the schedule of property or by agreements made directly with BOOK SORRENTO VILLAS), the minimum stay can be even of 2 (two) nights.
7) ARRIVAL AND DEPARTURE
Arrival: the holiday-maker is kindly asked to present himself on the arrival day, at the property booked or in the place previously agreed, from 2.00 p.m. till 8.00 p.m.
Departure: on the day of departure, the holiday-maker is kindly asked to leave the property from 8.00 a.m. till 11.00 a.m.
Every change of arrival time must be communicate (maximum 7 days before the arrival day) by email at firstname.lastname@example.org and must be approved by BSV.
In case of unavoidable delay (on the arrival day), the holiday-maker must call the BSV Customer Service (tel: +39.081.87.72.921) that will make all possible to ensure the check-in. In the event that the owner cannot be found, or if the holiday-maker fails to arrive within the time period stipulated, the owner , his representative or BOOK SORRENTO VILLAS will not have any liability.
8) UPON ARRIVAL
On arrival, the holiday-maker must show the rental voucher and the passport or identity card to the owner or to his representative, to enable them to proceed with the necessary registrations requested by the Italian law.
9) SECURITY DEPOSIT
When the keys are handed over to the holiday-maker, the deposit, as stipulated in the property description, must be paid, in cash (in Euro), to the owner or his representative. Such amount will be refund to the holiday-maker at the end of the holiday, less any deduction made for any damage caused to the property. The owner (or his representative) may refuse access to the property if the deposit is not handed over. Should the holiday-maker decide to leave the property prematurely, the owner (or his representative) is authorized to refund the deposit to the holiday-maker by post (less any eventual deduction for damages) only after having checked the inventory and the property in question. BOOK SORRENTO VILLAS declines all responsibility in case of dispute between the holiday-maker and the owner regarding the deposit.
10) NUMBER OF PERSONS
The number of persons (adults and children) staying at a property must not exceed the number of sleeping places indicated in the property information . Exceptions are made in case of infants less than 2 (two) years for whom the holiday-maker brigs a travel cot and the necessary linen.

11) ORDER - CLEANING - MAINTENANCE - HEATING
The properties will be handed, to the holiday-maker, over clean and tidy and in good working order.
The holiday-maker is obliged to hand over (if is shown in the price list of the property) to the owner or to his representative the amount for the cleaning of the property. This amount does not, however, include the cleaning of the kitchen corner (dirty dishes, etc) nor the removal of rubbish, which are the holiday-maker responsibility. If this has not been done, the owner (or his representative) is obligated to charge additional expense in addition to the amount due. Given the situation regarding the energy supply and the laws currently in force in Italy, the use of heating is controlled by regulations that vary from region to region (in our area can be switched from November to April).
Costs for linen (if is shown in the property details booked) have to be paid to the owner or to his representative.
12) EXTERNAL MAINTENANCE
The owner (or his representative) have, if necessary, free access to the property for essential maintenance purposes (garden, swimming pool, etc.).
12) RESPONSIBILITY AND COMPLAINTS
BOOK SORRENTO VIILLAS visited and checked each property. The descriptions appearing in the BSV property information are accurate and have been done in good faith. However, BSV declines all responsibility for any modifications made by the owners without our knowledge. In the event of any problems on the arrival day, the holiday-maker undertakes to do his best to solve or minimize them in order to avoid the prejudice that may result; if this is impossible for the holiday-maker, he must immediately get in touch with BSV by telephone (tel:+39.081.87.72.921) and confirming the complains in writing within 24 hours. Any person that leaves the holiday home prematurely without any explicit authorization from BSV and without having sent notice in writing as mentioned above, will forfeit any right to an eventual refund of the letting cost. No complaint presented upon the return of the holiday will be taken into consideration. If for any reasons beyond its control (including force major), BSV should be unable to provide to the holiday-maker the property that he booked , it reserves the right to transfer him to a similar property. If the price of the substituted property is lower, the difference will be reimbursed to the holiday-maker but if the price of the substituted property will be higher, the difference will be charged to the holiday-maker. If, however, any agreement can be reached both contractual parties are authorized to cancel the contract. BSV will refund to the holiday-maker only the letting price he paid, any other kind of refund is excluded.
BSV is not responsible for any physical injuries caused to the holiday-makers during their stay at the property. It is, therefore, highly recommended that the customers purchase comprehensive travel insurance prior to their trip.
It's understood that the properties BSV is offering are not official tourist structures, such as hotels, residences, etc, but private houses. Being such, they do not have standards or categories recognized internationally, rather they reflect, in their architecture and furnishings, the local traditions and personal taste of the owner. BSV has been careful to choose properties in a quality range minimum and maxim which it maintains that any citizen of Europe and indeed of the world can find satisfaction.
BSV does not accept any liability for any loss, damage, or additional expenses incurred by the holiday-maker or any member of the holiday-maker's party regardless of the cause. BSV does not accept liability for any injury, death, loss, inconvenience or damage, alteration, delay or cancellation of the booking as a result of war, threat of war, riot or civil strife, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport , mechanical or electrical breakdowns or with the holiday-maker's accommodation or other circumstances beyond the BSV'control.
In the event of controversy arising from the booking and the letting, only the Courts of Law in Sorrento can deal with the matter. Making the booking implies that BSV's General Conditions have been understood and have thereby been accepted without reserve and without exception. If any of the conditions of this contract have become invalid (or were invalid) or if in this contract there should be a gap, the other conditions cannot be contested.
